There are a number of questions often asked about the auction
process. Below are some of the more common questions asked.
If you are at an auction and have a question, please do
not hesitate to ask one of our staff members. They are there
to serve you.
This is my first auction,
how do I bid?
Step #1
Register to bid at the office trailer of registration window. You must have a bid number inorder to bid.
Step #2
Determine how much you are willing to pay for the item(s)
you are interested in before that item is offered. You
may find it handy to write down the item number and
a short description along with your "maximum price"
in a small spiral notebook.
Step #3
As the auctioneer progresses in his or her call for
bids, simply raise your hand when you want to bid. If
you are not sure that the auctioneer or one of his staff
has seen your bid attempt, raise your hand again so
the auctioneer can acknowledge that your bid has been
accepted. Our professional staff keeps track of every
bidder and will make sure that you DO
NOT BID AGAINST YOURSELF!!
Step #4
Make sure you know what item you are bidding on. In many
cases the bidding progresses quickly and you may accidentally
bid on something you do not want or even worse, miss
out on the things you do want.If you have any questions,
ask the staff immediately so they may assist you in
the bidding process.
Do I have to pay for each item that I win after it is handed to me?
Answer:
No. You don't have to pay until you are finished bidding on the items that you are interested in. Just remember to pay before you leave.
Do I have to immediately move an item that I was the high bidder on?
Answer:
No. You can leave the item there but you as the new owner are responsible for it. We generally have boxes available for you to pack your small items.

WE ONLY WILL TAKE AN AUCTION FROM MOTIVATED/SERIOUS SELLERS
When you attend an auction conducted by Marshall Auctions, you'll know that the seller is committed to selling the property on auction day. We don't take an auction if the seller isn't serious about selling or doesn't have a realistic idea of their properties value.
HOW DO I KNOW THAT I'M NOT OVERPAYING FOR THE PROPERTY?
With traditional real estate sales, many buyers worry that they are paying too much. You don't know or see the other interested parties in the property. However, with an auction, the true market value is quickly established. You are at the auction location with the other prospective buyers and are able to bid against them in person. This provides a sense of confidence that there are others interested in the property and you see that they are willing to pay as much for the property. If you're the successful bidder, you'll know that your price is a fair market value.
SERVICE
Our staff will work with you prior to the auction. If you need help arranging financing, have settlement questionsor or pre-auction inspections our staff will be glad to assist you. We will provide you the information that we have on the property so that you can be prepared and make an informed decision.
STREAMLINED SETTLEMENT PROCESS
Marshall Auctions offers all properties "As Is" and without contingencies. We allow you to do any type of inspection that you may need but we require that it is completed prior to the auction. We typically offer a 30 - 45 day settlement period. This is normally ample time for you financial institution, settlement attorney and appraisers to complete their work.
WHAT DO I NEED TO DO TO PARTICIPATE IN AN AUCTION
It is very important that you come prepared to participate in the auction sale.
You must be familiar with and willing to abide by the Terms and Conditions of the Auction.
It's important that you do your homework so that you are prepared to buy.
We require that a non refundable deposit be put down on the property on the day of the auction. This deposit ensures that only those who are serious participate in the auction.
We will provide you an information packet on the property that includes descriptions, examples of the contract to be used, related paperwork including disclosures, lead paint info, plats, tax info and more. The information provided is deemed reliable but we recommend that you verify any information that is provided.
If you will be financing your purchase we recommend that you get a pre approval before the auction. Our auctions are contingent free so you need to make the necessary arrangements to ensure that you can get financing before you bid on the property..
Become familiar with the terms of the auctions. Typically the deposit must be in the form of a cashiers check, cash or a check pre-approved by the Auctioneer.
Auction Day
Plan to arrive at the auction site at least ½ hour prior to the start time. This will allow you ample to time to register and view the property one last time. Marshall Auctions staff will generally be onsite an hour prior to the auction to answer any questions.
CONGRATULATIONS TO YOU THE SUCCESSFUL BIDDER
Immediately following the auction we will meet with you and introduce you to the seller. We will then complete the required information in the contracts. We will be available to assist you through the settlement process.
