The Auction Advantage
Simply stated, an auction brings together a group of interested
buyers and a seller at a given time and at a given place.
All interest parties are there for a single purpose - to
determine who will pay the most for the item or property.
The delays associated with lengthy marketing techniques
are bypassed throughout the use of more direct marketing
techniques such as direct mail and media advertising calculated
to meet reach the most receptive audience. All "offers"
are made at one time in the form of "bids" and since the
bidders know their limitations, the highest bid, or top

CONSULTATION
The first step is to have Marshall Auctions meet with you and discuss the property you wish to sell. We will elvauate the property and talk about comparable properties that have sold in your area. Ultimately we will help you decide if the auction process is right for you.
MARKETING/ADVERTISING PLAN
Once you've decided to sell your property, we will implement our marketing plan that was designed to reach your targeted market. The marketing plan will include:
A specific marketing/advertising plan and schedule for the placement of ads.
Extensive direct mail, telephone, and email marketing efforts will be used.
An outline of any public relations efforts to be used to supplement the advertising and direct marketing effort.
Your property will be showcased on our website. A description of the property, interior/exterior, pictures will be taken, plats, maps & directions to your property will be provided.
Our staff will conduct several scheduled real estate open houses to show your property to prospective bidders.
A detailed Property Information Packet is typically prepared to assist buyers in their evaluation and due diligence process.
The Campaign
When the marketing campaign begins we will quickly take the following action:
Display ads will be placed in various newspapers and publications depending on your targeted market.
Through our state of the art database system, we will select qualified buyers to whom we will mail your auction brochure.
A detailed description and photo gallery on our web site will feature your property.
An extensive public relations campaign and other activities to interest the press in your property (varies by property type).
As the ads, mailings, news stories, and other marketing efforts begin to generate calls, our staff will assist buyers with question about the property. We will provide prospective bidders with a detailed information package on your property.
Auction Day
Excitement, confidence and competition are the three essential elements to a successful auction event, and everything about an auction conducted by Marshall Auction Marketing Company is carefully orchestrated to provide these elements.
CONFIDENCE
One of the most important auction-day functions is to provide much of the information needed for buyers to bid with confidence and enthusiasm. If the auction is on site, we give them another opportunity to take a look at the property and provide answers to their follow up questions. This also gives us one more opportunity to point out the features of your property, emphasizing its value, and to build a rapport with the bidders that helps us to start with strong bidding once the auction begins. Finally, we work to make sure each bidder understands what to expect before, during and after the bidding to ensure that everything goes smoothly.
COMPETITION
The very essence of the auction process is competition. An auction places bidders in a competitive environment when bidding for a property. Prior to the bidding process, Marshall Auction staff members are available onsite to talk to bidders and answer questions. During the process, the value of the property is reinforced as potential bidders compete. Following the sale of the property, we meet with you and the buyer to sign all of the necessary contracts and paper work. We collect and deposit in escrow the required deposit. We also provide assistance during the settlement timeframe, which is with in 45 days after the auction.
EXCITEMENT
Excitement is a very important factor in the auction process. Marshall Auctions strives to get the bidders in a buying mood. We keep the atmosphere light & humorous. We provide ample time to bid and allow you the time that you may want to talk to your family. After the terms are explained we give a narrative of the property's highlights.
