The Marshall Advantage
With a combined 5 generations of auction experience we have earned
a stellar reputation for service throughout the Mid-Atlantic
Region. From simple appraisals to the purchase of an entire
estate, Marshall Auctions has the experience you need.
On-site Auctions
Marshall Auctions conducts complete on-site auctions for real
estate, business liquidation, farms, and personal property
right at your business or home. Our team of professionals
takes care of every detail from evaluating the sale contents
to advertising the sale and on through the disbursement
of sale proceeds to the appropriate seller(s).
Off-site Auctions
Sometimes it is not to your advantage to have an auction
held at your location. In that case we can arrange to
have one item or an entire estate picked up and moved promptly
to our secure auction facility. The sale of your item(s) would then
be held at our 9,000 Sq. Ft. heated facility.
Private Treaty Sales
In situations where an auction is less advantageous or is
inappropriate for specific items, we can arrange for the
private sale of your property on a consignment basis. We
then offer your property through our network of private
clientele, collectors, institutions, and prominent dealers.
Out-right Sales
As an expeditious alternative to an estate auction, Marshall's
can arrange to purchase the estate outright. We then make
all the arrangements for removal of the contents.
Real Estate Auctions
Real estate auctions have been held for decades. Unfortunately,
many believe that real estate auctions only take place when
a property is being foreclosed on. This is not the case with the majority of our real estate auctions. There are many benefits
to selling a property using a qualified Auctioneer. Below
are some of those benefits:
- The seller determines the date and time the
property will be sold. Using the auction method,
a typical property can be marketed and sold within
a 4 to 6 week period.
- Setting a specific date and time of a sale
creates a sense of urgency and forces the prospective
buyers to a point of decision.
- A timely auction allows the the seller to drastically
reduce holding costs such as taxes, insurance,
and maintenance.
- An auction arouses the competitive spirit among
the prospective bidders.
- The competitive bidding format of an auction
creates confidence among buyers when they see
others willing to pay a similar amount for the
property.
- The seller sets the terms of the sale, thereby
avoiding lengthy negotiations of price and terms.
- An advertising program is tailored to the seller's
property which will attract the largest number
of prospective buyers. This insures a true "Market
Value" price for the property on the day of the
auction.
- An auction format means there is no ceiling
price on the property giving the best opportunity
the sale price to increase freely based on bidder
spirit.
- Historically, when the market is on the upswing,
public auctions have established the highest sales
prices. Likewise, when the market is declining,
an auction will capture the current market price
before value drop.
Benefits to the Seller
-
An auction creates competition
among buyers - Auction prices can exceed
the price of a negotiated sale.
-
Reduces Long-Term
Carrying Costs - A quick sale reduces the
long-term carrying costs of the property and additional
costs such as insurance & taxes.
-
Pre-qualified Prospects
- An auction exposes your property to the largest
number of pre-qualified prospects at one time.
-
Eliminates Seller
Inconvenience - Our auction services eliminate
numerous and unscheduled showings or the property.
Benefits to the Buyer
-
Fair Competition
- Prospective buyers know they are competing fairly and
on the same terms as all other bidders.
-
Eliminates Negotiation
- Prospective buyers know all conditions of
the sale before they bid.
-
Comprehensive Information
- prospective buyers receive the same comprehensive
information on the property.
